Realty Directions Terms of Service

Last revised: September 21, 2026. Effective when first published on the Sites.

These Terms of Service ("Terms") govern your use of RealtyDirections.com and the local Directions websites operated by Realty Directions Inc., doing business as Realty Directions (together, the "Sites"). They apply to visitors and registered users, including consumers, business representatives, and Media Professionals. Video features available through the Sites are powered by VideoHomes.com LLC; direct use of VideoHomes.com outside these Sites may be governed by separate terms. Separate written brokerage agreements, where applicable, are not replaced by these Terms.

Please read these Terms and our Privacy Policy. By using a Site, or by creating an account or submitting content, you agree to these Terms to the extent permitted by law. If you do not agree, do not use the Sites. Additional notices presented with particular features also apply to those features.

1. Eligibility and accounts

You must be at least 18 years old to create an account or submit content. You must provide accurate account information, keep it reasonably current, protect your credentials, and promptly tell us if you suspect unauthorized access. You are responsible for activity under your account, except to the extent caused by our own conduct or otherwise provided by law. Do not share access with someone who is not authorized to act through your account.

One set of credentials may be used across participating Sites, but each local Site is a distinct local experience and may require a separate sign-in. An account or a role on one Site does not guarantee access to every feature or authority to act for a particular business. We may require additional confirmation of a claimed business relationship or a proposed manager's authority.

2. Permitted use and Site materials

We give you a limited, personal, nonexclusive, nontransferable, revocable permission to use the Sites for their intended purposes and in accordance with these Terms. This permission does not transfer ownership of the Sites, their software, branding, databases, or materials. Property data and other third-party materials may carry additional restrictions or notices displayed with that material. Do not remove source, copyright, brokerage, or other required notices.

Do not scrape or bulk-harvest Site content or personal information; resell or redistribute Site data without permission; interfere with security, rate limits, or service availability; introduce malicious code; impersonate anyone; gain unauthorized access; use the Sites for spam, fraud, or unlawful discrimination; or use Site materials in a way that infringes another person's rights. These restrictions do not prohibit activity that applicable law expressly permits despite a contract restriction.

3. Property and community information

Property listings, prices, availability, schools, business details, maps, community information, events, and similar material may change or contain errors. They are provided as a starting point, not a guarantee. Confirm important facts with the appropriate listing professional, business, school, government office, or other primary source before relying on them. School information does not establish enrollment eligibility or boundaries.

Using a property search, saving a property, or sending an inquiry does not by itself create a brokerage relationship or promise representation. Any brokerage relationship is governed by applicable law and a separate agreement where required. If you ask for real-estate assistance, Realty Directions may contact you and, where appropriate and lawful, involve a real-estate professional in responding to or handling your request. We do not guarantee a particular professional, response, transaction, or outcome.

4. Private real-estate activity

Your private property searches, saved items, and real-estate inquiries are not public content submissions. We do not provide those categories to VideoHomes or another outside company for that company's independent marketing or advertising. The Privacy Policy explains limited disclosures needed to operate the Sites and respond to a request you make, including use of service providers and, where appropriate, a real-estate professional involved with your inquiry. Any authorization required by law for disclosure of confidential information must still be obtained. Basic account contact information may be handled differently, as explained in the Privacy Policy; that does not turn your private searches, saved items, or inquiries into marketing content.

5. Business listings and authorized representatives

If you add, claim, manage, or suggest a change to a business listing, you represent that the information you submit is accurate to the best of your knowledge and that you have any rights and permissions needed for the submission. If you claim to own or work for a business, or to act for it as a Media Professional or other representative, you must have the authority you claim. You must not falsely claim a relationship or submit another person's private information without authorization.

Business representatives and Media Professionals submit proposed listing information and content. Submission does not itself cause public publication. We may screen, approve, decline, request correction of, remove, or stop displaying a submission or listing. Our screening is not a promise that we independently checked every fact, and it does not shift responsibility for submitted information or rights away from the contributor. A pending change may appear in your account while previously approved information remains public. We may investigate disputed listings or relationships and limit or disable a listing while an issue is reviewed.

If you act for another business, your arrangement with that business is your responsibility. Realty Directions may require further authorization, revoke an association, or restrict your ability to submit for that business. A business owner may be asked to participate directly in features that require owner confirmation.

6. Media Professionals and outside services

Media Professionals may offer production or other services independently. Unless Realty Directions expressly agrees otherwise in a separate writing, a Media Professional sets their own prices, contracts, payments, and delivery terms with their customer. A profile, introduction, or appearance on a Site does not make the Media Professional our employee or guarantee their work. Evaluate any outside provider and agreement for yourself.

7. Content you submit

You retain the rights you own in text, images, audio, video, and other material you submit ("Your Content"). You are responsible for Your Content, its accuracy, and the rights and permissions necessary to submit and license it. These include, where relevant, rights in music, images, logos, property interiors, and the name, image, voice, or likeness of people depicted. You agree not to submit content that violates law or another person's intellectual-property, privacy, publicity, or other rights.

You may not submit content that is sexually explicit, exploitative of minors, threatening, harassing, hateful, defamatory, discriminatory, fraudulent, materially misleading, or designed to promote violence, terrorism, self-harm, unlawful transactions, or dangerous wrongdoing. You may not upload malicious code, deceptive advertising, or material that impersonates another person or business. We may apply additional content standards displayed with a feature.

Text, images, and other non-video content

For content intended for public display, you grant Realty Directions a worldwide, nonexclusive, royalty-free, transferable and sublicensable license to host, store, copy, format, adapt for display, translate where appropriate, distribute, publicly display and perform, and promote that content in connection with the Sites and related Realty Directions services. For text you submit for public display, this license is perpetual and irrevocable to the extent permitted by law, including for copies already distributed, archived, or used in materials created while the content was public. We may use suggestions you give us about improving the Sites without payment. This license does not treat your private property searches, saved items, or real-estate inquiries as public submissions or grant permission to use them for another company's independent marketing.

Video content

For videos you submit, you grant Realty Directions and the providers supporting the video features, including VideoHomes, a worldwide, nonexclusive, royalty-free, transferable and sublicensable license to host, store, transcode, create thumbnails and other technical versions, stream, publicly display and perform, distribute through our interfaces and APIs, permit embedding on third-party sites, and make the video available for download where the feature allows. You also authorize display of the associated title, description, creator or business identification, and other identifiers you supply for that video. We may use a published video to show and promote the relevant Site, listing, video feature, or your work, consistent with the Privacy Policy and any choices expressly offered to you.

The video license continues while the video is hosted or distributed through the Sites. If a video is removed, we may retain copies for legitimate backup, dispute, legal, security, or recordkeeping purposes. Embeds, downloads, API deliveries, cached copies, and other distributions already made outside systems we control may persist after removal; we do not promise to locate or recall every such copy. Removal of a video from our controlled public interfaces does not itself undo a license already granted to a recipient for a prior authorized distribution.

To the extent the law allows, you waive, and agree not to assert against Realty Directions or its permitted licensees, moral rights in Your Content that would prevent the uses authorized above. You remain responsible for obtaining any comparable consent needed from other creators whose work you submit. This provision does not waive rights that applicable law makes nonwaivable.

8. Review, removal, and account action

We may review submissions and Site activity to enforce these Terms, protect users and the Sites, and comply with law. We may refuse or remove content, limit features, suspend or close accounts, or make listings inactive if we believe that doing so is appropriate for a dispute, risk, suspected violation, or operational reason. We may act with or without advance notice where legally permitted. We do not promise to monitor every submission or to detect every inaccuracy or violation.

If you believe material on a Site infringes your copyright, contact us at the address below with enough detail to identify the work, the challenged material and its location, your contact information, and the statements and signature required by applicable law. We may request additional information and will address notices and counter-notices under applicable law. We may terminate repeat infringers in appropriate circumstances. Ordinary business-information disputes are not automatically copyright violations.

9. Experimental service; changes or shutdown

The Sites are in active development and include experimental features. Features, locations, content categories, account tools, prices if any are introduced, and Site availability may change. To the extent permitted by law, we may test, limit, pause, modify, discontinue, or permanently close a feature, account, individual local Site, or the network, with or without advance notice. We do not promise continuous service, permanent storage, or a future opportunity to retrieve content. We may try to give notice or a retrieval opportunity, but do not guarantee one.

This reservation does not erase obligations that applicable law, an existing brokerage agreement, or another binding agreement requires us to fulfill. We will not impose a new paid service on an existing free account without the agreement or notice the law requires.

10. Outside links and services

The Sites may link to or display services and content supplied by others. We do not control their accuracy, availability, security, policies, or business practices and do not endorse them merely by linking to or displaying them. Your dealings with outside providers are between you and them unless we expressly agree otherwise. Video features powered by VideoHomes are described separately in these Terms and the Privacy Policy.

11. Disclaimers and liability

To the fullest extent permitted by law, the Sites and their information are offered "as is" and "as available," without warranties of accuracy, completeness, availability, noninfringement, merchantability, or fitness for a particular purpose. We do not guarantee that a property or business listing is current, that a submission will be published, that a Site will be uninterrupted or error-free, or that use of a Site will produce a transaction or business result. Nothing here excludes a warranty or duty that the law does not allow us to exclude.

To the fullest extent permitted by law, Realty Directions and its officers, employees, and service providers are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from use of the Sites. To the fullest extent permitted by law, our total monetary liability for a claim arising from the Sites or these Terms is limited to $100. These limits do not apply where prohibited by law or to obligations that cannot lawfully be limited.

12. Indemnity

To the extent permitted by law, you agree to defend, indemnify, and hold Realty Directions and its officers, employees, and agents harmless from third-party claims and reasonable costs arising from Your Content, your violation of these Terms, your misrepresentation of authority to act for a business, or your infringement of another person's rights. This does not require you to cover a claim to the extent caused by our own unlawful conduct.

13. Governing law and disputes

These Terms are governed by Maryland law, excluding its conflict-of-law rules, except where another law must apply. Subject to any mandatory law governing venue or consumer claims, disputes relating to these Terms may be brought in the state or federal courts located in Maryland. To the extent permitted by law, the prevailing party in an action to enforce these Terms may recover reasonable attorneys' fees and costs. Nothing in this section changes any separate brokerage agreement's dispute provisions or limits a nonwaivable right.

If a court finds part of these Terms unenforceable, the remaining provisions continue to apply to the extent they can function without it. Our failure to enforce a provision once is not a waiver of our right to enforce it later. These Terms, the Privacy Policy for data practices, notices expressly incorporated into a feature, and any separate agreement you enter for that feature govern their respective subjects; they do not erase obligations imposed by law.

14. Changes to these Terms

We may update these Terms. We will post the current version and effective date and intend to make reasonable efforts to alert registered users to material changes. Please review the Terms regularly. To the extent permitted by law, your continued use of the Sites after revised Terms take effect indicates acceptance of them. If you do not agree, stop using the Sites. We will provide any additional notice or opportunity to accept that applicable law requires. New Terms apply prospectively and do not, merely by being posted, authorize a materially new use of information collected under an earlier privacy notice.
